"A change from a commercial complex to a contemporary townhouse"

In this modern building in the heart of Bremen the family of Katja Zeilhofer, Luis and Andreas Wenning live since the summer of 2011. On the upper floor the office of Baumraum is located.

The location of this modern building was until recently an old locksmith with some areas of the building belonging to the 18TH century. Commercial activity has been set for more than two decades. After the acquisition of the old industrial complex, and an associated house in late 2009, the property transformed into a residence used by two families and an office area.

The developed concept by the architect and builder Andreas Wenning was to demolish the old parts of the industrial complex and replace them with a new building. The associated house was renovated and rented to family friends. The vacant lot created by the demolition of the old industrial complex on Borchersweg was closed by a two-storey building with mezzanine floor. In the rear area of ​​the property  a flat mounting with southern exposure and a small guest house were built. The desire of the builders was to realize a possible ecological design with pioneering building services. Based on this claim, a large garden with several tree and about 120 m2 of green roof is created. The southern boundary of the property is defined through a 70 m2 wall of stacked oak logs. This design element is used in addition to its function as an optical micro-habitat and refuge for insects, birds and small mammals. The heating of the house is achieved by a heat pump with a feed-through geothermal and solar collectors.

The proportions of the house are inspired in the size of small-scale neighboring buildings, while the selected façade material of refined stainless steel differentiates it from the dominant design. The south facade is characterized by generously sized windows looking into the garden and to the back facades of the adjacent district´s  block development.
